Many sellers have common attributes that you can pull depending on your objectives

- Owner’s age – seniors may be ready to downsize
- How long they have owned the house
- Household Income
- Financial Stability Score
- Equity in home – high or low
- Number of investment properties
Then focus in on the characteristics of the home you want to buy
- Location (zips, cities, counties)
- Home Value
- Property type – Single family, multifamily (2-4), condominium
- Number of bedrooms and bathrooms (not available everywhere)
Keep in mind that this is a numbers game. While you don’t want to waste your postage mailing to everyone in town, you don’t want to narrow things down so much that you don’t have enough for a viable campaign.
